Styling Your Home for Sale in Perth: Is It Worth It?
Professional styling is worth it when your home is empty, dated inside, or sitting in a price bracket where buyers expect it. For most Perth houses, full styling costs roughly $3,000 to $4,000 for a five to six week hire. If your home is already well furnished and clean, you can usually get most of the benefit yourself for a few hundred dollars.
Sellers ask me about styling all the time, usually after a stylist has told them it will add tens of thousands to their price. Sometimes it will help. Sometimes it would be a waste of your money. Here is how I decide.
What styling actually is
A property stylist brings in furniture, rugs, art, linen and accessories for the campaign, sets the home up to photograph and inspect well, then takes it all away once you have sold. You are hiring the furniture for a period, usually five or six weeks, with a weekly fee if the campaign runs longer.
There are two main options:
- Full styling, where the stylist furnishes the whole home. This is mainly for vacant homes.
- Partial styling, where the stylist works with your own furniture, removes what is not helping, and adds pieces to the main rooms. This suits homes you are still living in.
What it costs in Perth
Prices vary between stylists, so get two or three quotes. As a guide, published Perth packages currently run from a little over $2,000 for a one-bedroom apartment to around $3,300 to $4,000 for a typical three or four bedroom house, usually including delivery, set-up and a five-week hire. Bigger homes and homes with two living areas cost more. Partial styling packages tend to start from around $2,000 to $2,500.
Check three things on every quote: how many weeks are included, what the weekly extension fee is if you have not sold, and whether there are extra charges for stairs, access or travel outside the metro area. In a slower market like this one, that extension fee matters, because campaigns are running longer than they were earlier in the year.
When styling is worth paying for
Your home is empty. This is the clearest case. Empty rooms photograph badly. They look smaller, and buyers struggle to picture how a space works. If you have already moved out, styling is usually money well spent.
Your furniture is working against you. Heavy, dated or oversized furniture can make a good home look tired. Partial styling can fix that without emptying the place.
You are in a bracket where every other home is styled. At the upper end of the Perth market, buyers expect it. If every comparable listing looks like a magazine and yours does not, yours looks cheaper.
Your photos are your biggest marketing cost. Almost every buyer sees your home online first. Styling makes the photos work harder, and the photos decide who turns up to inspect.
When it is a waste of money
If your home is well furnished, clean and uncluttered, full styling often adds little. The same goes for homes that will sell mainly on land value, where the buyer is likely to renovate or knock down. Nobody is paying more for the cushions on a house they plan to bulldoze.
And be careful with promises. You will hear claims that styling adds a set percentage to your sale price. I have not seen reliable Perth data that proves a specific number, and every home is different. Treat those figures as a sales pitch, not a guarantee.
What you can do yourself for almost nothing
Most of what a stylist does, you can do with a free weekend:
- Declutter hard. Clear benchtops, half-empty the wardrobes, and take out at least a third of the furniture in each room. Pack it now, you are moving anyway.
- Depersonalise. Put away family photos, fridge magnets and collections. Buyers need to picture their life there, not yours.
- Clean everything properly, including windows, grout and the oven. Buyers open everything.
- Buy fresh linen and towels in white or neutral tones. It is one of the cheapest upgrades there is.
- Let the light in. Open blinds, replace blown globes and use warm white bulbs.
- Sort the front. Mow, edge, weed, mulch and put a couple of healthy pots by the door. In Perth's spring and summer sun, a tidy, waterwise garden reads well.
