How Long Does It Take to Sell a House in Perth?
Right now, a Perth house takes a median of about three weeks to sell once it is on the market. REIWA recorded 23 days for houses in August 2026, twelve days slower than a year earlier. But the days on market are only one piece of it: from the day you decide to sell to the day the money lands, most Perth sales take roughly four to six months.
When people ask me how long it takes to sell, they usually mean one of two things. How long until I have a buyer, or how long until I can move and have the money. Those are very different numbers, and mixing them up is how people end up signing a lease or a contract on their next place too early. Here is the honest version of both.
What the Perth numbers say right now
REIWA's figures for August 2026 put the median selling time for Perth houses at 23 days, unchanged from July. Units took a median of 21 days. A year ago houses were selling in about 11 days, so the market has slowed.
The reason is simple: there is a lot more choice for buyers. At the end of August there were 7,335 properties for sale across Perth, up more than 146% on a year earlier, and listings have kept climbing into spring. More homes for sale means buyers can take their time, compare, and negotiate.
Two things to keep in mind about that 23 days. It is a median, so half of homes sold faster and half took longer. And a well-priced, well-presented home still sells quickly. It is the overpriced ones that drag the median out.
The full timeline, from decision to settlement
This is what a typical Perth sale looks like, start to finish:
- Preparation: two to three months. Choosing an agent, getting a price opinion, fixing the obvious things, decluttering, and booking photography. You can compress this, but rushing it usually costs more than it saves.
- Launch to accepted offer: around three to four weeks in the current market. Longer if the price is off or the home is unusual, faster if it is priced right and presented well.
- Offer to settlement: typically eight to twelve weeks. This is set by the contract. Buyers need time for finance approval and inspections, and settlement agents need time to do their work.
Add it up and you get four to six months for most sales. Plan around that, not the 23 days.
What slows a sale down
Price. This is the big one, every time. In a market with plenty of stock, buyers compare your home against everything else in the same bracket. If it looks expensive next to the alternatives, they walk through, say nice things, and buy something else. REIWA's own advice to sellers at the moment is to price to meet the market, not on what you would like to achieve. I agree with that completely.
Presentation. Clutter, tired paint and bad photos cost you inspections, and fewer inspections means fewer offers.
Competition in your bracket. If five similar homes on your street are listed at the same time, you are competing with all of them. Your agent should show you what else is for sale around you before you set a price.
The property itself. Unusual layouts, main road frontages, and homes that need a lot of work appeal to a smaller pool of buyers. They still sell, but it takes longer to find the right one.
What actually speeds it up
There is no trick here. The homes that sell fastest in Perth do three things well:
- They launch at a realistic price. Nearly half of Perth properties sold for less than their asking price in July, according to REIWA. Starting high and dropping later usually means a longer campaign and a lower result.
- They look their best from day one. The first two weeks are when buyer attention peaks. If the photos and presentation are not ready, you waste your best window.
- The agent follows up properly. Every buyer who comes through should hear back quickly. A lot of sales are lost simply because nobody picked up the phone.
Should you worry if your home is still on the market after a month?
Not necessarily, but you should look at the evidence. If plenty of people are inspecting and nobody is making an offer, the price is almost always the problem. If very few people are coming at all, it is usually the marketing or the photos. Either way, sitting and hoping is the worst option. The longer a home sits, the more buyers start asking what is wrong with it.
A good agent will give you honest feedback from the buyers who came through, and tell you straight what needs to change. If yours only ever tells you it is a great home and the right buyer is coming, ask for the actual numbers.
